The Niagara Townhouses in Armidale, NSW present a forward-thinking approach to sustainable multi-residential development, strategically designed for the student rental market. Situated on a site partially impacted by a flood overlay, the project addresses environmental challenges while maximising development potential and enhancing livability.
This development features three modern townhouses, carefully oriented to capture northern light and offer expansive views of Dumaresq Creek. The design leverages a balance between bold modernist lines and contextual sensitivity, creating a development that is both visually cohesive and environmentally conscious.
The light-toned brick façade, with its distinctive hit-and-miss brickwork, enhances privacy while encouraging airflow and creating visual interest. The use of timber soffits softens the clean masonry lines, adding warmth and character to the design. Staggered unit arrangements and steel-balustraded balconies promote passive surveillance, encourage outdoor living, and contribute to a dynamic, community-friendly streetscape.
Interior spaces are optimised for natural light and thermal comfort, with large recessed windows reducing heat gain while framing views of the surrounding landscape. This energy-efficient approach supports the project’s broader commitment to sustainability and rural town development.
